Manage your properties, import your portfolio via OpenImmo file, present a public property page with an inquiry form and 3D tour (Gaussian Splatting) to interested parties, and re-rent vacant apartments through tenant changes.
How it works
Create Property
Open "All Apps" and select "Properties". If your company is assigned to the real estate broker industry, the entry will be at the top of the "Properties" group. Create a property there with address, area, rooms, and price.
Upload Photos
In the 'Gallery' tab, you upload the property photos (multiple at once), arrange their order, and select the cover image — this is how the gallery will appear on the public listing page.
Upload 3D Scan
In the "3D Tour" tab, upload a Gaussian Splatting scan (.splat or .ply). Large files are stored directly and securely.
Share Tour
Generate a public tour link. Prospective clients open it without an account and navigate through the property with mouse and WASD.
Import Portfolio (OpenImmo)
Open import
In the property list, click "Import Portfolio" next to "Create Property".
Select file
Under "Select OpenImmo File", upload the output from your previous software — as XML or as a ZIP file with images (OpenImmo 1.2.7).
Check preview
The preview shows the count of "Properties", "New", and "Updates" and lists each property with location, price, and status. Click "Import" to accept, or "Back" to select a different file.
Result
"Import Complete" lists imported, updated, and skipped properties; "Show Properties" leads to the list. Already imported properties are updated, not duplicated; images from the ZIP are placed in the gallery.
Share Property and Receive Inquiries
Publish property page
In the property list, "Share Publicly" generates the link to the property page, makes it public, and copies the link ("Link Copied"). The globe icon toggles between "Publish Property Page" and "Hide Property Page"; public properties display the "PUBLIC" badge.
What interested parties see
The property page opens without an account: key data, energy certificate, image gallery, furnishing options from staging (marked as "AI-generated visualization"), location (general), your contact person, and — if available — "Start 3D Tour".
Request viewing
In the "Request Viewing" form, the interested party enters their name, email or phone number, optionally a preferred date and time, and a message, then clicks "Send Inquiry". The inquiry lands as a lead in your CRM (Source "Real Estate Property Page"); a preferred date and time also appears as an appointment request in your calendar.
AI Staging: Virtually Furnish Rooms
Staging tab
In the property, select "Staging" from the right-hand bar. Under "Source Image", upload a room photo with "Upload Photo" or select an existing image.
Select and generate style
Under "Style", select "Unfurnished", "Modern Furnished", "Scandinavian", "Renovated", or "Luxurious" and click "Generate Staging". The AI furnishes the room without altering its geometry; under "Comparison", you can slide between "Before" and "After".
Use variants
Under "Generated Variants", you can set an image as the title image with "Set as Title Image", mark it with "For AIRIS", or delete it with "Remove". Each variant is marked "AI-generated" — generated images are for illustration purposes only.
AIRIS Voice Guide
Generate tour
In the property, select "Guide" and click "Start Tour". AIRIS generates a spoken tour from the property data with a "Welcome", individual sections, and a "Closing" — each part with "Read Aloud", all together with "Read Entire Tour Aloud". "Regenerate" creates it again, for example, after changed property data.
Questions about the property
Under "Question about Property", type a question and click "Ask". AIRIS only answers based on the provided information; if there is no information in the property, AIRIS will state that and refer you to the agent.
Book viewing
"Book Viewing" opens a dialog with date, time, duration, name, email, and notes. With the checkbox "Send invitation email to interested party" and "Create Appointment", the appointment is added to your calendar.
The voice guide runs within your account — for example, on a tablet during a viewing. It is not available on the public property page.
New Rental via Tenant Change
Create tenant change
Under Tenant Change, click "New Tenant Change" and record the termination. The process guides you through termination, handover, listing, applicants, rental agreement, deposit, and move-in — using "Next" and "Back".
Listing and property page
In the "Listing" step, select "Create as Draft" or "Create and Publish". Get the link to the public property page by clicking "Copy" or open it with "View"; manage photos via "Edit in Agent Module (Photos, Exposé)" in the property under Properties. Inquiries land as contacts in the CRM.
Applicants and self-disclosure
In the "Applicants" step, "Import Inquiries from Listing" retrieves interested parties; select others from the CRM by clicking "Add as Applicant". For each applicant, record the viewing ("Record Viewing") and save the self-disclosure with their consent — DivineMind does not accept impermissible questions. Then click "Approve" or "Reject".
Rejection with deletion deadline
Rejected applicants display the badge "delete from ..." with the date of their deletion deadline. Admins remove the data by clicking "Anonymize Data"; documents are then marked for deletion.
Rental agreement with online signature
After approval, the "Rental Agreement" step generates the contract from your template: review contract data, click "Create Contract Draft", then "Sign via Link" — the tenant receives the link via email. If the contract requires written form, upload the signed scan. "Finalize Contract and Create Tenancy" completes the new rental process.
New rentals are part of property management — details are in the Property Management chapter. DivineMind displays legal notices with their source and date; they do not constitute legal advice.
Property & Office: My Houses Today
- The menu item "Property & Office" opens "My Houses Today": the houses you are responsible for (or all houses if none are assigned to you), each with a traffic light indicator: "Action Required", "Soon", "On Schedule", or "Undetermined".
- Below that, it shows what is due today: Emergency, Response Time Exceeded, Deadline Overdue, Deadline Today, Appointment Today, Inspection Overdue, and Deadline in 7 Days. If nothing is due, it will say "Nothing is due today."
- Buttons at the top: "Damages", "Inspections & Deadlines", and — with authorization — "Specifications". With "Report Damage", you can record a new damage.
- "From the Client File" collects reports from tenants, owners, and tradespeople; use "Open" and "All" as well as the "Type" filter to narrow down the list.
Exposé Templates
- The menu item "Exposé Templates" opens the Template Builder. There you can design your document templates — quotation, invoice, order confirmation, credit note, delivery note, reminder — using "New Template" or "Start with Template".
- For interested parties, use the public property page (see "Share Property and Receive Inquiries").
There is no separate template type "Exposé" in the Template Builder yet. Also not included: export to real estate portals, buyer ↔ property matching, and automatic valuation.
The tour runs entirely in the browser (WebGL). Controls: Drag = Look around, Scroll = Zoom, WASD/Arrow keys = Move. Virtual furnishing can be found in the property under the "Staging" tab (marked as AI-generated), the AI voice guide under the "Guide" tab.
